All weekly rentals commence on a Saturday.
Short breaks can be booked during quieter months at ⅔ of the weekly price for 4 nights or fewer. 5 or 6 night breaks are charged at the full weekly price.
All fuel, heating, logs, linen and towels are included within your holiday cost.

Our new holiday cottage – Smiddy Cottage - will be available as of August 2010.
Smiddy Cottage sits within its own private garden. The cottage sleeps 3, and comprises of a spacious double bed room, large single room, family bathroom with bath and shower, open plan living area with kitchen, dining area and living room with wood-burning stove.

Booking Terms and Conditions
Bookings
Weekly bookings commence at 4.00pm on Saturday and guests are asked to depart by 10.00am the following Saturday. Short breaks are available as agreed.
Rent
A deposit of £100 per week, is payable at the time of booking. The balance is due 6 weeks before arrival, or in full at time of booking for reservations made less than 6 weeks before arrival.
Short breaks
Short breaks of up to 4 nights are charged at ⅔ the weekly rent. Breaks of 5 or 6 nights are charged at the full weekly price.
Fuel
All fuel, including logs for the wood-burners, is included in the rental charge.
Bed linen & Towels
Bed linen and towels are included in the rental charge. For stays of more than 1 week, all linen and towels will be changed after 7 days.
Cleaning
Cottages should be left in a clean and tidy condition at the end of the let and all damage and breakages will be charged for.
Water
The water supply is from a private source, on the hill above. The water passes through a full treatment system next to the farmhouse before being pumped to the cottages. As self-catering cottages, we are registered with Perth and Kinross Council and undergo regular water tests to verify the safety of our water. After heavy rainfall the water may become discoloured, but is still safe to drink. Bottled water may be used if you prefer. Please feel free to ask should you require further clarification.
Guests
A maximum of 4 guests (+ infant in cot) are permitted to stay in each cottage overnight, except by prior arrangement.
Pets
Well behaved pets are welcome, but we kindly request that pets are not allowed in the bedrooms, be allowed on the furniture, or left unattended in the cottage. Dogs can be walked in the areas around the cottages, but in the interests of all other guests, please remove any mess. Pet owners will be held responsible for any damage caused to the property, contents or grounds and for any cleaning-up required.
Personal Possessions
No responsibility can be accepted for personal possessions left in the property, or for cars parked outside of the properties.
Cancellation
In the unfortunate event that you have to cancel your booking, we shall do our best to re-let the property for you. If this is possible we will refund any money paid to us, minus £50 for administration. Should we be unable to re-let the property all monies paid will be non-refundable, and we therefore suggest you arrange your own cancellation insurance.
Should we for any reason have to cancel your holiday, we will endeavour to find alternative accommodation for you, of a comparable standard, in the area. Should this not be possible, we will refund any monies to you in full.
