This 3-bedroom farmhouse has a large open-plan living/dining area and spacious country kitchen, making this an ideal place for family get-togethers.

Can also be let as a 2-bedroom for up to 4 guests (master & twin) at a reduced rate.

To the rear, a large garden with private hot-tub, summer house, BBQ & wood-fired pizza oven are yours to enjoy.

The front porch leads into a large open plan area - at one end is an array of comfortable sofas and armchairs around the feature fireplace with wood-burning stove. To the other end of the room is a traditional dining area, comfortably seating 8, beside an inglenook fireplace with wood burner.

Through the dining room you enter a large country kitchen, complete with a 4-oven Aga which is on Oct - Easter, and an electric double oven, breakfast area and utility room. Appliances include a dishwasher, washing machine, tumble dryer, fridge freezer, microwave & food mixer.

From the kitchen, patio doors lead out to a sunny garden with stunning views over Glenshee. The garden is mainly laid to lawn, fully enclosed and not overlooked. There is a traditional summer house to enjoy the views on slightly cooler or breezier days. The back garden fencing is dog friendly for medium to large dogs, while the south-facing garden to the front of the house is again fully enclosed, laid to lawn and ‘small dog friendly’. The private hot tub is perfectly positioned in the back garden to enjoy the mountain views, along with easy access to the house.

Upstairs, the galleried landing with double height ceiling leads to 3 large bedrooms:

- the dual aspect king-sized master bedroom has a vaulted ceiling and window seat
- the twin bedroom also has a vaulted ceiling and window seat, with views to the south
- the triple-aspect family bedroom sleeps 4 with a king-size bed and 2 single beds, under a coombed ceiling.  (If you book for 4 guests or less, at our discounted rate, this bedroom is locked off).

Bathroom 1 is located between the master and twin bedrooms and has a bath with shower over, wash basin and wc

Bathroom 2 is located between the twin and family room and has a large rainfall shower, wash basin and wc.

There is under-floor heating throughout the house.

To the front of the house there is ample parking for 4 cars.

Family groups only, no party groups, hen or stag parties.
